An EPC (Energy Performance Certificate) is a MANDATORY part of a HIP's Pack (Home Information Pack). An EPC can only be produced by a qualified and accredited DEA (Domestic Energy Assessor)

From December 14th 2007 all homes marketed in England and Wales will require a HIP. For more details of the full HIP requirements visit

To produce an EPC an assessor will carry out an inspection of the property to collect the data required to produce the final EPC. The inspection takes around one hour.

The data collected is then used to calculate the properties energy performance using the goverment approved Rdsap system.

The finished certificate will show the properties (EER) Energy Efficiency Rating and (EIR) Enviromental Impact Rating.It will also show what if any improvements can be made to improve these ratings.
